
A Shifting Market: Opportunities for Buyers, Advantages for Sellers
The Northern Virginia real estate market continues to shift, creating both opportunities and challenges depending on where you’re looking. We’re starting to see more homes come on the market, though inventory is still growing more slowly than we’d typically expect this time of year. For buyers, that’s a positive sign, but demand remains strong across most of the region.
Some areas are moving faster than others. Homes inside the Beltway continue to be highly competitive, with multiple offers, waived contingencies, and in some cases, sales prices reaching well above list price. This is largely driven by limited inventory and high demand, making it an excellent time to sell in those neighborhoods. On the flip side, other areas are seeing a more balanced pace, giving buyers a bit more breathing room.
Interest rates have seen slight movement recently. While Jerome Powell and the Federal Reserve chose not to adjust rates at their latest meeting, we’ve seen a small uptick after a few weeks of decline. Inflation has reached its highest level in three years, while unemployment remains relatively steady at around 4.3%. The overall approach right now is cautious, as economic factors continue to evolve.
Despite these changes, buyer activity remains strong. Most people are making decisions based on life changes such as growing families, relocations, or lifestyle needs, rather than trying to time interest rates perfectly.
Currently, Northern Virginia is sitting at about a 1.2-month supply of homes, which still firmly places us in a seller’s market. That said, not every home is selling instantly. Some properties are going under contract within a few days, while others may take 30 to 45 days, depending on pricing, condition, and location.
